Considering A Home Purchase? Home Inspection Tips For Your Initial Walkthrough

A key part of the home-buying experience is getting a professional home inspection done. It is typically done after you have an offer accepted on a home, and it is a way to make sure that all parts of the home are in good shape. A home inspection also gives you an opportunity to back out of your home purchase if they find problems, such as foundation damage.

Even though a home inspection comes later in the home-buying process, you should still do some observations prior to making an offer. These tips will tell you things to look for that you can identify on your own.

Drain Problems

Try filling up a sink with water, then pulling the plug to let all the water drain at once. Does the water have difficulty going down? There could be drainage problems that you cannot see in the pipes. Try flushing toilets as well to see if the water easily drains or if the toilets are slow moving. A sewer problem could be an unexpected repair that you don't want to deal with once you own the home.

Water Pressure

You should also observe the water pressure in the home while you fill up a sink. While low water pressure can sometimes be due to a build-up of mineral deposits, it could also mean that there is a water leak somewhere that you cannot see.

Window Issues

While broken glass is easy to identify, a broken window may not be. See if you can easily open and close the windows in the house since it's possible that they could be not operating or painted shut.

Electrical Problems

You can purchase a GFCI outlet tester from your local home improvement store for a few bucks, and it can save you a lot of hassle if you find a problem. Simply plug the device into electrical outlets and it will tell you if outlets are properly grounded. If you find outlets that are not grounded, this could be an indication that the home has bigger electrical problems that you cannot easily see.

Water Damage Signs

If the basement is unfinished, take a look around the bottom of the exterior walls. Do you see a faint line around the bottom of all the walls at a consistent height? This is sign that the basement had several inches of water in it at one point. It means that there could be a problem with flooding or sewer backup problems, which is definitely a red flag.

Not finding any of these problems could mean that the home is in great shape. You can feel confident moving forward with making an offer and having the professional home inspection done down the road.
